Timberwood Park has grown from about 2,600 residents in 1990 to more than 35,000 in 2020, out on the southern edge of the Hill Country between Blanco Road and US 281. It’s unincorporated Bexar County, with lots ranging from small villas to near-acre homesites and several HOAs. Timberwood Park doesn't have a city government, so there's no city watering ordinance. Homes get their water from SAWS (formerly BexarMet), and SAWS rules apply. SAWS returned to Stage 3 on September 21, 2026:

SAWS rules also follow you outside city limits: new systems need SAWS plan review and inspection, rain sensors are required, and backflow assemblies must be tested every year.

At over 1,200 feet, Timberwood Park sits on thin limestone soil, often only a few inches deep, over rolling terrain where drainage changes from one block to the next. That means:

• Rock trenching on new installs, and shallow lines that break more easily.
• Quick runoff, so we use cycle-and-soak programming and slow-application nozzles.
• Mature trees whose roots we route around.
• Drainage problems on downhill lots, which French drains and regrading can solve.

Timberwood Park homes use individual septic systems, not city sewer. A sprinkler system needs to keep spray and trenches off your drainfield, both to protect the septic system and to avoid soggy spots. We locate the drainfield before we design or repair, and lay out zones around it.

• New systems designed around rock, slopes and septic, with a 7-year parts and labor warranty on new installs.
• Drip irrigation for beds and trees.
