Fair Oaks Ranch grew out of Ralph Fair’s 1930s ranch, became a residential community in the 1970s, and incorporated in 1988. Fair Oaks Ranch is one of the few cities in our area that requires a city Irrigation & Backflow Permit for:

• Every newly installed irrigation system.
• Any modification or addition to an existing system.
• Installing or replacing a backflow assembly.

The contractor must be registered with the city and submit plans showing the irrigated area and backflow location. We’re set up to do that, so your project is permitted and inspected correctly.

Fair Oaks Ranch runs its own utility, using Canyon Lake water through GBRA plus about 30 Trinity Aquifer wells. Its drought stages are based on its own wells and supply, not SAWS or the Edwards Aquifer.

• Year-round, your watering day is set by the last digit of your address, and watering is limited to midnight–10 a.m. and 8 p.m.–midnight.
• The city moved down to Stage 1 on August 1, 2026: once-a-week watering on your assigned day, with a surcharge for heavy residential use.
• At Stage 3, irrigation systems drop to every other week, and at Stage 4 sprinklers are not allowed. Drip gets more days in both.

The city sits on stony Hill Country clay over limestone, often less than 20 inches deep, with mature oaks and rolling terrain. We use slow-application nozzles and cycle-and-soak programming so water soaks in, and drip for beds and trees, which gets more days than sprinklers in higher stages.
